Dear Fellow Owners:

The fall member meeting will be held on

September 26th 2009 at 10:00 at the Lake Wenatchee Rec Club.

Following are brief updates on some of the topics that will be discussed at this meeting. Other topics will include: the budget, the expense report, the audit committee, the Chiwawa well site, the swimming hole, outdoor burning, Covenants Committee, the fish hatchery and others. Please try to attend if you can.

Water super

As you may or may not know, Evan Woods has taken a full time fire fighting job in the city of Chelan. The Board is actively looking for his replacement and plans to have one in place very soon as we have several projects that need tending too.  If you are interested in this, please contact any Board member.


A small group of owners have filed a lawsuit against Chiwawa Communities Association to overturn the recent covenant amendment passed by the majority of owners prohibiting short term rentals. The Board will vigorously defend this action on behalf of the Association.  If you would like to have a copy of the pleadings filed in this lawsuit, you can obtain copies by contacting the Association Office by phone 509-763-3409 or email

The effective date of the recently-enacted amendment was July 1st 2009. The Board granted an extension because of the economic downturn. There has been some confusion by owners as to why some short term rentals are still operating.  The Enforcement Policy developed by the Board is complaint driven.  This means that a signed complaint by an owner must be written to the Board about a Covenant infraction for this policy to be initiated. The Board has received complaints from owners about Covenant issues, but none of them have invovled short term rental use within the community. The Board will be reviewing the Enforcement Policy to see if any changes need to be made.

Mosquito Control

We sprayed five times this year for mosquitoes.  We got a late start due to the lack of helicopter companies willing to spray.  We are actively looking for a volunteer to undertake the mosquito program.  New Department of Ecology regulations will mandate that we begin a larvae control program as well as a spray program. This will mean that more time will be needed  looking for and treating standing water within the association. Cottonwood Meter Project

We are mandated by the Department of Ecology to install meters in our system for leak detection. We have been installing meters as we fix leaks for several years.  We currently have 37 services with meters. Meters will be installed on Cottonwood in September.  Pipkin Construction was awarded the bid. They will be installing 16 meters in the area of the fish hatchery. They will begin on Tuesday, September 8th ,and should be wrapping up around the 21st. Please take care while traveling in this area.
